Documents to request before an offer

Isännöitsijäntodistus, tilinpäätös, PTS, yhtiöjärjestys, and minutes — what each paper tells you before you bid.

Do not rely on listing text alone. Before a serious offer, request the housing company pack from the broker or seller.

The manager’s certificate (isännöitsijäntodistus) summarises the unit, share numbers, company loan share, charges, known decisions, and often plot and renovation notes. Read every page.

Financial statements (tilinpäätös) and the budget show whether fees cover costs, how large the reserves are, and if the company is running deficits.

The long-term plan (PTS) and recent AGM minutes reveal upcoming works, disputed items, and fee or loan decisions already on the table.

Articles of association (yhtiöjärjestys) define rights to the unit, parking, storage, and any transfer or rental restrictions tied to the shares.

On a rented plot, add the plot lease. On energy questions, add the full certificate. Missing documents are a reason to slow down, not to guess.
