What is ASP in Finland?

First-home ASP saving and loan scheme — account, benefits, and who it is for.

ASP (asuntosäästöpolku / asuntosäästöpalkkio) is Finland’s state-supported path for buying your first home. You sign an ASP agreement with a bank, save on an ASP account (ASP-tili), then negotiate an ASP loan (vastaantulolaina) when the rules are met.

ASP is for first-home buyers. You generally must not have previously bought 50% or more of a home for consideration. Homes received free (gift or inheritance) do not usually block eligibility — confirm your case with the bank and Valtiokonttori.

With ASP you typically need at least a 10% own-savings share of the purchase price. A regular first-home loan may allow about 5% own funds — so ASP is a trade-off between a higher cash share and scheme benefits.

Benefits can include tax-free deposit interest, bonus interest (lisäkorko) when you buy, a lower ASP loan rate than the bank’s other first-home loans, state interest subsidy (korkotuki) for up to ten years, and a free state guarantee — always check current terms after the June 2026 reform.
