How to compare Oikotie and Etuovi listings

A practical checklist for side-by-side comparison: price, fees, renovations, plot, and energy — across Finland’s main portals.

Oikotie and Etuovi often list the same apartments with slightly different fields and wording. Comparing across portals is useful, but you need a consistent checklist.

Start with debt-free price and €/m², then add monthly ownership costs: maintenance fee, finance charge, and water. Ignore marketing headlines until the numbers line up.

Next, scan renovations done and planned, building year, heating, energy certificate text, elevator, and plot ownership. These drive risk more than freshly staged photos.

Watch for gaps: one portal may show pääomavastike while the other only shows a combined charge; plot lessor names may appear in one place only. Treat missing data as a question for the broker.

Before you offer, move from listing fields to documents: manager’s certificate, financials, PTS, and AGM minutes. Portal text is a starting point; papers confirm renovations and company loan details.

Tie comparison themes to due diligence: fee splits lead to company-loan questions; renovation notes lead to PTS; plot labels lead to the lease. Recompare normalizes portal metrics so that hand-off is faster.

Recompare is built for this workflow: paste 1–3 listing URLs, normalize the metrics, and keep a short history so you can reopen earlier comparisons without re-fetching.
